You are assuming a lot of things in making that post. I don't make those assumptions when I'm posting. I've sold homes in transactions involving people whose debt exceeded the proceeds from the sale, because they found the leverage somewhat profitable. They came up with the money at settlement to clear the lien and make the sale go thru.

One of the problems with this thread is that many real estate bears ROUTINELY assume people putting money into real estate don't have any money (or brains) to back up their purchases.

Don't underestimate the buying and selling public.
