A few things I think are different: 1) there has been more speculation in this housing boom than I remember in my 57 years, and if things start to break really bad that's a lot of inventory; 2) I don't think there has ever been this level of borrowing against home equity.

I could be wrong but I think we have a way to go... both in time and price depreciation. If we get a recession I think it will become serious.

I sincerely hope I'm wrong.
