"What's a "borrow pit"?"

Where you get filler dirt or sand to fill holes or to raise the grade. I suppose you could get gravel and crushed rock, but on a peneplain, that is hundreds, if not thousands of feet down.

Got it. Thanks.

Nothing under the surface of the land accrues to the owner of the land. "

My point. So if they decide they need a borrow pit...

So to answer your question.......you're digging your borrow pit and you hit oil or discover a vein of gold....neither are likely but say it does happen........those commodities or their value accrue to the holder of the mineral deed. Now you could try to scam and not pay up but if its a big find, the news will travel fast.
