I certainly live in one of the more depressed areas (outskirts of Las Vegas). However, even here, people are holding on for dear life in the hopes of capturing that 2005 premium. The market must go up soon again!

Foreclosures are on the rise and it appears bankruptcies are going up. However, it seems a very slow moving train despite the fact that very few properties sell. Note that for 2/3 of all properties sold here in the first half of 2006, the property tax notice wasn't sent to the sold home's address.
