The best indicator in addition to foreclosures, from my perspective, is houses that were recently purchased (i.e. 2004 or 2005), lived in and are now back on the market. It is obvious that most of these owners are under significant financial stress.

There are many, many empty unsold spec homes here but with these it is much more difficult to tell what financial condition the owner/builder is in.
