If you're betting that the housing "supply/demand parity" won't be restored during your lifetime, I'd bet against you (unless you have a terminal illness, or are very very elderly, of course!) and wonder why you have such a viewpoint.

Real estate is local. The views about the present and future prospects for real estate also tend to be very local in nature, for obvious reasons. For example, you say you remember empty stores and mall parking lots. Where do you live, when was that, what caused it, and how long did it last before the parking spaces filled up again?
