Not looking at buying anything in my bubble markets at anything close to market. Chances now for instant 75k+ equity which was impossible not too long ago. Yes the properties are overvalued still IMHO but to be the lowest in MLS and still have a huge spread is now finally possible. Going to be tough for most no doubt cause even if you buy way below current market the cash flow sucks and values will be much lower in a couple of years. The art of flipping in a down market<g>
