It is all about lifestyle choices; for the price of a 2-3BR flat in a major European city you can get a 4-5BR place on an acre of land somewhere off the beaten path in FL. That appeals to a lot of older Europeans with the cash and equity to move.

I think you are right on that being an ongoing trend. Will only magnify in a combination of a housing and dollar crash. SE Florida now mostly immigrants from third world countries to the south and some New Yawkers from the north.
