I agree with all the points you made... except it really hard to retrofit after you already have sprawl... and we have it in spades. Have you spent time in Chicago? GREAT city. And the commute turned into a 'reverse commute' about 25 years ago. It is such a livable city, that more people live in the city and commute to the suburbs for work than the other way around. John
