Well, I was refering to Residential RE here in FL because that's what I'm involved in. Every local market has some special factors that effect it. What I gave was pretty much the correct time line for FL.

Of course you are correct about the RTC being mostly Commercial and Industrial and spilling over into Residential. Our last dip was in 1991-92 of 10-15% in Residential. Actually in commercial, half the office space in Boca Raton was empty in 1987. Commercial is just now starting to crack here.
