exactly...

very difficult to ascertain the full effect of the various housing push factors in place, but a pretty good example of what happens when removed is the 1986 tax reform...

the passive loss, accelerated depreciation tax provision had a huge effect in certain areas wrt commercial overbuilding and the subsequent long, drawn out recovery once the tax incentives were rescinded ...

that said, it seems extremely UNLIKELY that the personal cap gain exemption will ever be rescinded or even reduced...

the guys who wrote the laws may be idiots, but they aren't stupid...

they know they how to get re-elected
