No they don't. Builder see a city with promise to be a future market. He scouts for cheap lots. Build a menu of properties. Then build one by one.

This has been happening now in Curitiba, whose m2 of constrcuted area is way below other cities of comparable size.

1m2 in Curitiba averages BRZ$1.000

1m2 in Florianopolis averages BRZ$2.500

1m2 in Porto Alegre averages BRZ$2.000

They were saying the potential is for Curitiba to go up to those capitals.

In Brazilian cities, if one keeps an eye open and have some money it can earn a nice return in real Estate.

City has quite a few universities. Rent is good for central small flats.

Many professionals relocating -too many violence in Rio and S. Paulo. They rent. Stay a year and then decide to buy. Curitiba have been making a killing on those.

You choose an area with hidden potential. Invest in a construction. Suddenly the neighborhood blossons out of the blue. It is like they have just waited for some sign of transformation to kick in.

Other areas develop like that: The people passing by or operating in the area become perceived as with well to do.

Commerce spruce up. Properties are improved. It is happening right now in my area. Doubled in value in the last 8 years, Specialist saying it has potential for an average 23% more.

All judiciatry apparatus of the state will be concentrate in a complex starts construction this year and will be ready by 2009. I will rent once I move this Spring and intend to sell end of the decade.

Talked with wife. The guy buying that property is taking that money from the bank where it was earning interest!!

This is pointing to a liquidity coming to the market, a la Klaser. Government will monitor how much money is brought to market before overheating and infltaion picking up.

Also the Central Bankers are form the tiem we had galloping inflation. They are very keen on stability.

Fine balance: Lula's grow package and inflation that can overheat.
