I think lake front property has it's own set of rules. It usually sells for more than surrounding properties, and lake front properties tend to have higher end houses. In general would first time and sub prime buyers go for those? I suspect those people would be mindful of their financial situation and would recognize they can buy for considerably less a block or two from the water and still enjoy essentially the same rate of price appreciation.

If the housing situation does get bad enough to cause a fire sale on lake front properties, I'll be buying one or two myself.
