You should be able to find renters easily if you price low. Mortgage availability for entry level buyers is disappearing like a puddle on asphalt in July. No more stated income loans, no more exotic mortgages. You might even find other bidders using these tools to compete with you may disappear.

final final final.

i ended up getting a house at 720, original listing at 799. i'm going to have to dump in a bunch of cash to get it modern, paint carpet, new appliances, update bathrooms. The house is on a wooded acre, which is nice. No real neighbors, which is really really nice.
