The FDIC (to an extent most don't imagine) and the Fed contol lending standards. Congress has zilch control. There has been so much cheap money floating around that people were begging people to borrow.


Every damn housing cycle goes the same way. First, they lend to legitimate buyers. And when they run out, they go after the marginal buyers......12 to 24 months later, the marginal buyers start defaulting.

BTW I am looking to buy here in Seattle. For the first time in 6 years, this market is going from a seller's market to a market where neither the buyers nor the sellers have the edge.
