The side benefit was building a community where people knew their neighbors, said good morning and cared about each other----------without gates.

Good luck to you. With the high mobility of criminals now, and the fear out there, Gated communities will continue to be built. In California, you get nothing else in the upper market.

Update-----that was sometime ago. The gated communities are now built in Virginia. They are quite beautiful.

And, the neighborhood watches are perhaps active in some areas.

Mobile crime, yes we have it. I no longer pop into a 7/11 at 2 a.m. in the morning or buy gas at that hour----used to feel completely save doing that.

Smoke Rise in New Jersey. Funny, I lived there briefly in the 1960's. It was beautiful though.
