Paul...I know this is early (maybe way early), but I'm considering actually dipping a toe or 2 into the water on sum homebuilders (such as LEN, DHI) with the plan being 2 average N2 a position...I think LEN and sum others with a lot of Florida exposure might look a lot better a year from now...property tax reform is the #1 issue the FL legislature is debating right now and it pretty much has the real estate market in gridlock right now...nobody except those that absolutely have to want to buy a house right now until they know what type of property tax policies are going to be in place next year (some proposals are as extreme as eliminating property tax altogether in favor of higher sales taxes--I don't think that will happen, but it's one of the proposals being discussed)...assuming some meaningful reductions in property taxes are passed through and the uncertainty is lifted, I think you'll start 2 see the FL real estate market gradually heat back up again and take the homebuilders along 4 the ride.....

Yes, sub-prime mortgage meltdown and other issues are certainly a lead weight on the stox at this point...

I'm sure they will start 2 turn up long B4 Cramer likes them again tho !

Paul...I hadn't noticed, but looks like it's almost time 4 another bite of CAKE in the $25 range...little gap 2 fill on the downside perhaps, but I've bought and sold this one numerous times in the 25/26 to 27/28 range over the past 8 months or so....I'm currently out but looking 2 get back N....
