This is not a misconception, not an urban legend, and is a result of greed. It happens and probably more often than one may think. On top of that, given the number of agents who have entered into this field and diluted the average earnings for an agent, it's probably even more prevalent.

Today, an agent asked what liability exists when a particular home, in this case a fsbo (and yes, an agent does have a responsbility to show a fsbo if the agent feels it meets their client's needs even if there is not a commission) is not shown to a client because the commission rate was flat fee of $1000. Long story short, the agent did not show it, the buyer found out and is livid, and now the agent will deal with its consequences. Hopefully, it will be a loss of client only without litigation.

Also, if the pool of available homes is overwhelming to allow for some type of discrimination, then it's not uncommon to see starving agents ration the amount of homes shown to a buyer based on commission.

The internet does serve as a means for checks and balances and keeps the agent's fiduciary responsibility in the forefront.
