I'm not sure I have a fiduciary obligation to point out the existence of a FSBO house if the seller hasn't signed a written authorization for me or any other broker to show it or sell it and has put it in the MLS.

It's impossible to know where all the FSBOs are. If they don't want to sign a listing agreement and put their house where I can see it and have ready access to it, it's their loss! (That's why we don't have many FSBOs in this area and those who try it don't try it for long--our market is too big for small players, I guess.)
