I think the problem is that selling and buying houses is, for most people, a rare occasion and they have to have someone in the middle to convince both that they are getting a fair deal. This skews the prices up somewhat, in that the agent works on a percentage. But in the end a sale has to be made or the agent gets nothing, so the agent will also try to convince the seller to let go.

I bought my house without an agent, but was unable to sell my mother's by myself, partly because I lived 500 miles away and couldn't easily be on hand to show it and talk to people.
