re: It doesn't cost very much to maintain a website and underlying database"

And it's getting cheaper and easier by the day. It's funny that you mention Google Adwords as the underlying technology they use is one of the things I see changing the real estate industry...and others.

Tradelite is clearly in denial about the realities of the situation, and is interpretting arguments in a manner that allows him to defend his position. This is to be expected since he was a Realtor, and his viewpoint is certainly valid. There are so many investment dollars looking for a home out there that I can almost see an IPO opportunity for a company to do a national database. There are a lot of people now with enough real estate knowledge to do FSBO's. If the real estate industry doesn't deal with it then an entreprenuer will, and leave the industry in the dust. EBay might end up doing it, hiring some of the unemployed Realtors. If you are a seller with a choice between a service like I have described with a $15K commission or a Realtor with a $45K commission, which will you choose?

It's going to happen. It's just a question of how soon and how it will work. Suspect the justice department will answer the how soon question in the near future.
