We seem to be in fairly close agreement. The big difference appears to be that you see things heading back to the way they used to be? while I see things as being headed away from the way they used to be. That difference may be due to whether you look at where technology has been or where it is headed. The future I see was not technologically practical even 5 years ago.

The key is that realtors control the buyers, for whom the realtor's participation appears to be free (the commission comes from the seller). Now, we all know that ultimately these huge commissions raise the prices of the homes, but not for any particular transaction - a market price is paid and the seller takes the hit.

Realtors provide transportation, local knowledge, and a lot of reassurance to people making a very difficult decision - and they do all of that for free (from a buyer's perspective).

Sellers can gripe all they want, but as long as realtors control the buyers, there's little they can do about it.

The few buyers willing to "go it alone" are well aware of the savings that accrue to the seller and generally that buyer then wants market price minus the value of a commission.
