Wow...you need to tell that "Realtor not a fiduciary" story to the government of the Commonwealth of Virginia--where English "Common Law" is sort of the name of the game. You need to also sign up as an editor of the first textbook anyone needs to obtain a real estate license........in my state and probably others.

But wait a minute.......need to do an important "edit" here......

Let's not call a state-licensed real estate salesperson or broker a Realtor....The Realtor-thing is a separate thing from being licensed by the state to handle real estate sales--and the escrow deposits put up by parties in a transaction.

Somebody with more patience than I have needs to conduct a real estate class for the unknowing about the differences among a state-licensed real estate salesperson and broker and a Realtor.

Sorry that you have a problem with facts.

I am sure that the thousands of real estate agents and brokers who have lost court cases trying to establish what is basically your opinion would welcome your take on it.

Unfortunately, it is settled law, even in Florida.

Real estate agents have a fiduciary duty to their principles that grows out of their agency agreements.

They violate it at their peril.
