Did anyone else notice NEM closed green today? The fact that this is sold out bodes well for the gold bulls.

'you live in SE Florida don't you?' Yes Ray. And those figures I came up with are much worse on the SE coast. Buy a house for $350k that rents for $1700 a month that barely covers the $1100 a month in operating expenses.. Yes I'm gonna put $350k into a deal to get $6k of cash flow a year or leverage it 90% and have negative cash flow of $15k a year while I wait to get bailed out by inflation and an even bigger squeeze on the working folks here who can't afford it now.. Only real play is still wait as McMannis says.. I go to auctions from time to time now after ignoring em for over 2 years.... Should really pick up in summer for tons of equity cash deals..
