We are there already in parts of Florida. 40% drop in home prices in less than 2 years, building lots down 75%, new building permits cut in half, yet everything not directly tied to housing keeps going up in price and local spending and employment remain remarkably resilient.. Perhaps the shaky foundation rests on long term rates not making any rapid,violent moves to the upside in a short period of time. Everything else the crew from Goldman can fill the holes in the dike<g>
