You're right. The current bubble started gathering steam in 1996. Out of a RE slowdown fueled buy a HUGE tax break.
Then Greenslam who was tightening into the dot com bubble reversed course, unleashing the floodgates of easy money. And much more after 9/11. The Boomers, looking for the next bubble (right after the dots had bombed) flocked in like Canadian geese head south and west fulfilling their destiny.
