I'm seeing a big upsurge in cases referred to me by title insurance companies, situations where multiple loans or refinancings have taken place but where the title hasn't been clear for years because several people have died.

I'm doing one now where the deaths are 2002 and 1992, the title has been clouded all that time but they could still re-finance until recently.

A lot of the time you end up with fractional ownership of 1/5, 1/5, 1/5, 2/5, and while the client always claims that everyone will cooperate and unite the title that is seldom the case.

The "We Buy Ugly Houses" people don't seem to care much about such intricacies.
