Well I'm vulturing back into the auctions after taking the last three years off. Have my favorite niche allows me to get a decent spread below current market again so I pay cash then either sell for nice profit or just mortgage out and rent them for the long term.. Still would not pay even today's retail for buy and hold rentals just yet because the numbers still don't make sense at still such low cap rates with flooded rental markets and distressed selling allowing anyone to cherry pick for at least the next 12-18 months.. I think when numbers get to easily renting a property at 1% purchase price again you are close to a bottom..
