Yeah, if these guys were thinking criminals they wouldn't be using weapons which leave a bunch of evidence.

I'd say around 2500 to 3000, for about 200 properties, hence the inflated prices.

What's the driver for upgrading the neighborhood ?

Good question, close proximity to Emeryville, 1 mile from entrance to bridge to SF, from 1.2 to 1.4 miles from 3 different BART stations. Within 4 blocks there are 5 condo developments that have gone up in the last 4 years. Average selling price of Condos is 2.5X per sq foot more than I paid. Much of the housing stock is Victorian albeit in very bad shape. Developers have expressed interest in my immediate neighborhood. However, nothing may happen this housing cycle, it's also possible that Oakland condos in the area are overbuilt. Next door neighbors are artists who have retained a lawyer pro bono who has contacts with the city and police department to remove bad elements. I have a 30 year fixed conventional mortgage locked in at 6 3/8. I can wait. TJ would be happy, it's near a city center. (Two actually..) However, highly unsafe for the coconut.
