Doesn't really matter what I think. Probably will vary from area to area. Where I live, we're talking about a traditional buyer base of families with kids who want good schools, professional people with or without kids who need to get to work every day, where jobs are plentiful, and land is not available to grow real estate to the sky.

In other parts of the country, things may be different.

But again, I've never heard anyone around here EVER saying real estate stinks as an investment. Most people don't view it as an investment; it's a necessity. And once that need is satisfied, the people with lots of money to spare go buy vacation homes for pleasure.

The demographics differ everywhere, I'm sure.

I sure hope it got a lot closer with the credit tightening this week.. You would think headlines of the worst RE market since the depression in our state would start to get more folks scared. Lots of people still seemed to at least have access to capital lately that they have not problem placing.. Still feels more like early 1990 to you too? I need 1991-94 mentality by the masses with pessimism and total disinterest in RE<g>
