Looking for conservative income ideas. We sold our house last week - closed Friday - all cash offer <BFG!> so the mortgage mess didn't shut down the deal. Now I'm looking for something besides just plain vanilla Tbills for the proceeds while we sit out the game of mortgage musical chairs in an apartment. I've found a few small munis here in Oregon that I'm interested in, but the only other ideas are a couple of income ETFs (anyone familiar with FMO?)

It sounds like writing hard money mortgages here might not be appropriate for my duration and risk appetite.

Other ideas anyone?
