The ARM, zero down, and interest-only mortgages are good for certain specific situations, such as corporate officers waiting for an open period to cash in stock options.

But these devices have been badly abused on a broad scale in recent years. Failure to prevent these abuses via policy/regulation is having a horrific cost.
