I don't have any deed restrictions, plus I have mineral rights. Developers typically specify minimum building requirements to keep the value up. If I parceled the property out, I would ban mobile homes for sure. Lake property isn't going to have municipal sewage though unless the property is incorporated into a city or township even for high end homes.
