So smarter folks with ability to postpone gratification will simply wait until declining house prices and rising savings reach the point where a purchase makes sense.

Agreed. We have a multi-year inventory on hand, so no need to build anymore right now. Since the housing sector was such a large piece of the economy, how will USA make money going forward? WHAT IS THE NEXT ABRACADABRA???
