Vi, Not to be a pessimist, but I believe its to late. Just watching the Scrub debate and the only guy who has a clue is R. Paul. All the others are worthless. What we need is a leader, where do find one?

well said on GWB and other topics...however I can't see housing coming back for years in the speculative overbuilt markets in the sunbelt..just not enough end users to turn it around quickly....perhaps they can hold up Manhattan, Silicon Valley and other remaining land constrained bubbles markets though..
