Maybe not have everything in the same building or neighborhood, but 2 or 3 in the same building might be ok. Then look for a different neighborhood, but similar characteristics.

Neighborhoods go in and out of fashion, and diversity smooths that out, while letting you benefit from selling off some of the wildly popular and temporarily overpriced neighborhoods. That fashion is only partly logical.

4 or 5 % income will provide some cash to make other investments as opportunities come along, with out having selling costs. Money that can go to shiny metals ... or logistics company stocks... or Canadian energy trusts...or some thing else.

Getting some units now at 4% return makes sense. Then wait for the usual topping and / or panic over bird flu / some new regulation / USD does a dead cat bounce before buying more.
