Throughout the housing retrenchment of the past two years, the builders have reluctantly reduced production by small amounts.......hence the growing inventory. Cutting off mortgage funding in August has caused the builders to face reality. They will finally push production down to sustainable levels and be forced to sell off some of their land inventory in order to cover costs. Meanwhile, the feds will keep cutting and eventually pent up demand will bring buyers back into the market place.......unless, of course, we go into recession and then all bets are off.

Of course you are right. But I don't think we are at the turning point yet. It still has to get worse before it gets better.

Ted, here's a local data point to support your optimism regarding real estate.

Over the summer, rents in the OC rose by an average of 5%.
