The homies who can weather this downturn are going to be well positioned. Further consolidation will occur, assest will be bought at a discount, etc. Of course the questions are when, and which...

I think we're within 6months of an absolute low for the homebuilders and think we may have already passed it on some.

Like your TGIC idea. Mortgage insurers concentrated in 7 or 8 companies so I'm waiting for a bankruptcy or 2 and then it'll be that much more business for the survivors.
