For example PHM needs to go to at least the 2000 crash bottom. The move from the 1991 crash bottom discounting armageddon into perpetuity to the 1994 top was a huge percentage gain then did nothing the rest of the decade waiting and hoping. This mirrored the real world the housing market and the price of land in general did nothing but trend flat to slight up or down in both price and transaction volume until the end of the decade..
