Lizzie, the bears on this thread have always been right. My argument is the timing and risk/reward. So what if I said the market were going up 5000 percent - the point is one would have been better off in the market than any alternative outside of gold - which I have been steadfastly bullish on. Even today, the market is what - a few percent off its highs?

Meanwhile YOU have been a BULL on real-estate. I have been a BEAR since 2003, hence my bad in timing though I think we see 2002 prices when this is over.

What I am saying therefore is BEFORE the fact. The market will not be up a few percent, rather we are in store for something much more nasty MUCH sooner than later, IMO, and I am saying this a few percent from the highs.
