From a missourian timberland owner A(small) some 230+acres purchased the first 80 a year ago@ 1600/acre with cabin out bldgs garage and not including the well and septic-all hardwoods(mostly red and white oak with some blk walnut) one county over- the county I live in it's 10-15K/acre- the second 150+ were bought in August- last purchase was 1450/acre - they were in an hurry to move into the city near medical facilities- getting older we bid low and they accepted- all mature hardwoods I might add- well it's been 4 months and prices for acreage in that one county over has doubled since then and is now over 3K/acre and that is without any hardwoods- timberland is actually much HIGHER now- 5-7K/acre- farmland not housing is going up and fewer parcels are coming on the mkt-

lots of houses on the mkt not selling folks want 6-700K+ for 3-5K sq ft un updated houses- they think it's 2004 here and have really missed the boat- I bought from a distressed builder needing an out picked up french country 7300sqft on 3 acres for 540K- 3yrs old- my old house on mkt for 220K 1-acre lot, pool, outbldg=30x40 2nd garage in semi prestigeous nbrhood with the best schools- just an observation/perspective
