I saw somewhere Bernanke being quoted saying - a year or two ago - that RE prices in the US "never really declined on an aggregate basis". Should send this youtube link to Ben... to help elucidate our fed head.

One property i owned in Queens NY I bought in 1983 and over the next few years it sort of tripled in price. Over the few years that followed, it kind of got cut in half. Sold it last year -- so far no regrets. But up until last year whenever I would say that RE prices DO come down, people would just smile, and patiently explain to me that No, they never do.
