I used a string of solar powered LED Christmas lights this year. Expensive... I imagine the payback on those is about 25 seasons.

Isn't that because you use them only once per year. I imagine with individual bulbs used regularly the payback would be faster.

BTW you were mentioning Tampa is no longer number 1 in price decline; that Miami took over that spot. Well, I think Miami is going to hold that spot for a long, long time. If any market experienced irrational exuberance in this country, it was Miami...it was building units like it was a boomtown when in reality its one of the slowest growing metro areas in FL if not the slowest. I have never seen such over the top unbridled stupidity in a real estate market.....and that's saying a lot having lived in CA.
