Although there are a few buyers w/o steel gloves willing to try and catch a condo here and there.

I heard a report from Bend, OR in which a guy had bought 6 lots and built homes that WERE selling for 500k . He managed to off 2 at 250k.... now the bank is trying to dump the other 4 at 175k each. That sounds worse than Hawaii.
