T a great crew that is a one stop shop, does good work and that you can trust is a must...I love doing the deals not hanging out at Home Depot or spending days painting.. There are many who love to do it all and spend months rehabbing one property themselves cause they enjoy it more than the hunt, are good at it and love total control of their one project.. The fall in love with the properties and always try to squeeze every dollar out of it.. To me they are like stocks, the emotional attachement is short in duration on anything but long term holds kept as rentals..

Distressed property is not that the property is distressed but the owner is distressed.
forget all this crap<<To some extent this has to do with age and energy level. Also, it helps if you are good at finding contractors, plumbers, etc., and in general dealing with and bargaining with people face to face. It can be a good deal of trouble to undistress and resell a distressed property>>
Your purchase price should be low enough for you to move the property by doing nothing, it all has to do with price.
I`m glad everybody thinks this is rocket science.;0)
