There was a time, not long ago, when the average person could rely on Banks and Mortgage companies. While they've always been in the business of making money, it wasn't until recently that they turned from being trusted and established entities into a greedy pack of loan sharks, for lack of a better term.

I agree fully with your call for taking personal responsibility but you seem to only place that call at the "average American" and I believe it should be put to both sides.

I believe that the move from being a 'trusted' entity to greedy loan shark is a direct result of the proliferation of Megabanks. Small local banks have always been leery of screwing their customers for obvious reasons. These Megabanks, basically, could care less if they put the screws on a customer. Bottom lines are all that matter to the Megabank.
