in the market where i am currently i am seeing whole 'subdivisions' up for sale (small, but developments nonetheless)

anybody and his brother with a 'hammer' became a builder in this credit bubble environment and those guys will be either BK or taken out (merged)...it's too early in the process right now to consider buy homies

also the key, imo, is to watch inventory...until we get to a rational number of homes on the market, builders simply cannot continue to add to that amount....at this point in time, i am assuming that anyone who doesn't need to sell is pulling their listing in the hope of a better market, if that isn't the case, builders are f'ed for the time being
