yea those gold stocks are on fire protecting us..great asset class huh<g>..no thanks back to RE soon full time like I did when it was distressed for a long time before all the lax lending,stupid speculators and GWB's 'ownership society' temporarily killed the business model..easy 50% annual IRR even with little or no appreciation and nice equity going into the deal.. If the appreciation wave kicks in on the back side of stabalization with all the inflationary pressures this truely is going to be a once or twice in a lifetime opportunity to control great cash flowing assets at way below replacement cost locked in with these incredible low fixed rates..the window won't last more than a few years at best. Recall the best time for housing was the 1970-1986 period fo high inflation expectations as long as you bought on a local crash and held the upcycle in your market..

GST as smart as you are you still miss what Zeus and I are saying.. Jim Mac just reported 1 in 10 homes in parts of FL in foreclosure..I view that as an incredible opportunity, not the bad thing it is being portrayed by most who talk in terms of ivory tower portfolio management.. Believe me I was a suit in the ivory tower in 1992-93 and everybody hated RE then too. Only a strong dollar policy and tight monetary conditions can keep it at a low appreciation rate off this coming bottom.. We are all in agreement there is no chance that happens right?
