Well, you and I live in the last two appreciating areas of the country.

First of all, most areas of the country are not seeing significant price declines. For areas that are like CA and NV.......there are two reasons: increased foreclosures and increasing difficulty of jumbo loan approval, a significant problem in expensive markets. Once jumbos start getting approved, the price decline will slow.

Secondly, there is pent up demand just as a new house inventory is starting to fall. I see those two elements coming to a head in 2008.

Finally, slowly but surely both the subprime and credit problems are geting addressed and will be less of a problem going forward.
