The mother of all deteriorating credit quality was 1989-94 (housing crashed 30-40% in our three largest states, commercial RE crashed nationwide a good 60%+ and the second largest economy in the world entered it's depression) yet no deflation and gold was quite tame as it should have been as the 90's were in general a period of disinflation..

nice piece from 1996 very relevant today..thanks
